This often requires a little more preparation compared to someone in paid employment. The mortgage advisor will certainly want to inspect your annual accounts (<em>jaarcijfers<\/em>) to calculate your maximum borrowing capacity. <\/span><\/p><p><span style=\"font-weight: 400;\">To calculate the mortgage for someone who has been running a business for at least three years, the annual accounts of the three most recent financial years are usually sufficient. You can find these figures in your income tax returns for those respective years. <\/span><\/p><p><span style=\"font-weight: 400;\">If you\u2019ve been self-employed for less than three years and therefore cannot have your mortgage calculated based on the past three financial years, a financial forecast is required in most cases. A forecast is an estimate of your annual accounts for the current financial year. The interest paid is deducted from your taxable income, meaning you pay less income tax overall.   <br><br><\/span>In paid employment, your employer remits wage tax on your behalf. The employer does not take mortgage interest deduction into account, calculating tax purely on your wage. Through a provisional assessment (voorlopige aanslag), you can indicate to the Tax and Customs Administration (Belastingdienst) that your taxable income is actually lower than declared by your employer.
